These range from simple Referral setup to the more complex preparation of Complaints & Summons packages and Motions for Summary Judgment. We understand the need of Default Management firms and deliver world class service, ensuring accuracy and maximizing bottom line efficiency.

Once the Title Report is received from the requested source, it is verified / matched with the Notice of Sale, Client Loan / Default Management systems by Qutarro’s Paralegal team. The following information is verified:

  • The chain of title ownership
  • The proper execution of various documents such as Security Deed, Warranty Deed and Liens
  • Ttitle issues, if any
  • Probate for any Tax Liens and Federal Liens

Preliminary Title Report
Quatrro reviews and validates title chain documents such as Deeds, Subordination, Notices, Assignments, etc. We also validate name search documents such as Abstract Judgments and State Tax Liens, and make corrections as required. Any exceptions are reported to the client.

The various documents which are retrieved and analyzed are as follows:
Tax sheet, Property index, General index, Deeds, Deed of trusts, Mortgages, Assignment of deed of trust, Subordination agreement, Substitution of trustee, POA, Reconveyance, Mechanics lien, Tax lien, Judgments and others.
